　　(四)涉外和港澳台的过户房产。

　　该房产买卖协议也必须经公证部门公证后，才能到房地产交易中心办理过户手续。

　　房产公证的作用：

　　将公证纳入房产管理活动体系，使公证成为房产交易的必经程序，对房产市场的培育和房产交易活动的健康发展及交易人合法权益的保护具有促进和保障的作用。
